254 Van Voast And My First Open House

My first open house was on October 27, 2019 for 254 Van Voast Avenue in the popular Bellevue, KY. Like most times when I do a task for the first time, I was unprepared. I didn't walk through the house until an hour before the open house was scheduled to start, I printed my sign-in sheets and bought candy for the guests that morning, and 30 minutes before the event I realized I forgot one of the most important parts, an open house sign.
But, hey, you live and you learn, right?!
I realized I needed to stand outside and welcome people in to make up for not having a sign.
At the end of the open house I tallied 6 guests, all of which were couples. The first couple was already represented by an agent, the second couple gave me their contact information, and the third couple came in and went out while I was talking to the second couple so I wasn't able to get their information. All in all I call it a success :)
The house itself was beautiful. Built in 1895 with good stone bones and lots of original details. A rotary doorbell, ornate woodwork on the doors and stair case, transom windows, and hardwood floors.
Other neat features about this house is the chandelier in the dining room, the dutch door sectioning the dining room and kitchen, sliding pocket doors in between the living room and dining room, high ceilings, and two fireplaces.
As you walk in to the house you have the living room around the corner to your right and dining room and kitchen straight ahead. The kitchen includes granite counter bar, fridge, microwave, oven range, and dishwasher. Just go out the back door and down a couple steps and you have a two parking spot lot and one of two accesses to the basement. From the dining room you have a full bath and staircase going upstairs to another full bath. The first room at the top of the stairs has a washer and dryer and the master bedroom includes a large wooden dresser and bed frame set. You can get from one room to another through a door or just navigate down the hallway. Just outside of the master bedroom is another set of stairs to the third floor attic that doubles as another 1-2 bedrooms with nice carpet and gable window allowing lots of natural light.
With its vintage features and modern updates, this home could be described as "Vintagely Vogue". Although "vintagely" isn't a word it sounds like it should be!
Whoever eventually calls this place home will be lucky!
